Cassville is a town that is mostly gone. The state created it in 1832 as the seat of Cass County, platted it in 1833 and held court there until 1861, when the county was renamed Bartow. In the fall of 1864 Union troops burned it. A historical marker says the college and the town were burned and never rebuilt, and the county seat moved to Cartersville in 1867. Cassville is no longer incorporated, and what is left is a community of older houses, farms and a cemetery.

If you own one of those older houses, the question is usually what is happening under the floor.

What lives in a crawl space

An older house sits on piers or a block foundation, with a crawl space between the ground and the floor. Everything that carries water or air runs through it: supply pipes, drain lines, ducts and sometimes the water heater's lines. It is hidden, which is why it gets ignored, and it is the most common place for water trouble in an older house.

Building America research favors a sealed, conditioned crawl space over a vented one in humid climates, and it calls for a continuous sealed ground cover. Venting is still common in older homes.

Three things go wrong. In summer, humid air comes through the vents and condenses on cold ducts and pipes. In a freeze, cold air blows through the same vents and across the supply lines. And in heavy rain, water runs under the wall and onto the ground cover, if there is one.

Vented, sealed and somewhere in between

Federal building research favors sealed, conditioned crawl spaces in humid climates, partly because outside air in summer is a source of moisture. Most older Cassville houses were built with vents instead. Neither is a mistake you have to fix this week. Know which you have and what to do in each season: leave the vents open in a dry spring if your house needs it, and close them before a hard freeze.

Whatever the layout, the ground cover matters. A continuous sheet of plastic over bare dirt, with the seams sealed and the edges up the wall, stops a large share of the moisture that comes up from the soil.

The freeze window

Published normals from the airport at Cartersville show freezing mornings from October through April. January has the most, then December and February. During the December 2022 cold snap the low at Cartersville reached 7 degrees.

Between those months, pipes in the crawl space are the first thing to check. Wrap exposed lines. Close the foundation vents before the temperature drops. Seal gaps where pipes go through the wall. The frozen pipe checklist has the whole list, and the burst pipe page explains the cleanup if one gives way anyway.

What the ground gives you for free

Two Run Creek lies northwest of town, and a lot of land in the area drains toward it and the Etowah. Houses on flat ground near it see runoff, and in a wet spring that is where a crawl space fills.

If you see standing water under your house after a storm, do not crawl in without checking the power. Water near a wire or a junction box is dangerous. Look from the access door with a flashlight, and call before you go in.

Where the water comes from

Cassville has no city government, so there is no city water department. Some homes in the area are likely on county water, and many farm properties may be on wells. We did not find a source that settles which is which. The bill in your mailbox, or the lack of one, is the answer.

That matters because a house on a well and a house on county water fail differently. A well pump can run a pipe leak for days, since the pump simply refills the tank. A county line keeps constant pressure until someone shuts the valve.

The cemetery, the school and the way the town is remembered

Cassville Confederate Cemetery, on Cass-White Road, is the resting place of about 300 Confederate soldiers and Brig. Gen. William T. Wofford. Noble Hill, built in 1923 as the Noble Hill Rosenwald School, was the first standard school for Black children in the area and is now the Noble Hill-Wheeler Memorial Center. Both are sites where careful building care matters, since old masonry and old wood handle water badly.

Johnston's army left Cassville the night of May 19, 1864, and the town was burned later that year. Few buildings from before the burning are left.

Questions from Cassville homeowners

Can I look in the crawl space myself?
From the access door with a flashlight, yes. Do not go in if there is standing water or you cannot see where the wires run.
Should the vents be open or closed in winter?
Close them before a hard freeze if you can, and open them again if your house needs it in a dry spring. Check that the covers close all the way.
Does Cassville have its own water department?
No. Cassville is not incorporated, so there is no city water department. Some homes use county water and others use wells, and your bill will tell you which.
What is the plastic sheet on the dirt for?
It keeps ground moisture from rising into the crawl space. Seams should overlap and be sealed, and the edges should run up the wall.

Start with mold removal if the crawl space smells, pipe cleanup if a line split, or commercial work for a building. Square footage in, range out: the water damage calculator. White and Emerson are the closest neighbors, and the home page has the rest.
