On January 30, 2013, a high-end EF3 tornado crossed Adairsville around the middle of the morning. One person died. The storm also tore a hole in the top of one of the town's water tanks, and people were told to boil their water for several days. The town has been through weather, and the repairs showed which parts of its infrastructure were thin.
Adairsville is the northern edge of what we cover from Cartersville. Water problems here come from three places: the storms that cross the open country, the old houses downtown, and the rock under all of it.

Why a limestone town handles water differently
Bartow County's bedrock is limestone and dolomite, folded into ridges and valleys. Rock like that dissolves slowly in groundwater. Spaces open underground, caves form, and the soil above sags into them. Caves are common in this part of the county.
The soil on top of that rock is clay. For a soil that forms over cherty dolomite and limestone, the official description gives a surface layer of only a few inches, a clay layer that can start anywhere from 7 to 40 inches down, and bedrock more than 80 inches below. In a yard, that means a wet spring pushes water through clay, not around it, and finds the low spot.

Sinkholes are the dramatic version. Most Adairsville homeowners will never see one. What many will see is a slow dip in the yard after a wet year, or a crack in a slab, and both are worth having looked at.
Downtown and the oldest houses
The Adairsville Historic District, listed on the National Register on December 4, 1987, covers the old downtown, and sources describe it as the first in Georgia to have an entire town listed. The original depot survives. The Great Locomotive Chase came through on April 12, 1862, with the General steaming north and its pursuers behind it. A Civil War battle followed on May 17, 1864.

Buildings that old have thick brick or timber walls, old flat roofs and basements with low ceilings. A roof drain that silts up in a storm sends water straight down a wall, and plaster takes it up like a sponge. Our commercial restoration page explains how old masonry dries, which is slower than anything built since.
The water supply question in Adairsville
The 2013 tank damage points to a city system. We have not confirmed whether outlying streets are on the city system, the county system or private wells. Check the bill. If one comes monthly, a supply failure is a pressure problem and will run until someone shuts it off.
When the storm comes first and the water comes second
After a tornado or a straight-line wind event, the first water damage is not from the ground. It comes through the roof. A torn shingle layer or a missing section of decking lets rain into the attic, the insulation soaks up the water, and the ceiling below holds it until it gives way. The tarp goes up first, and it should. Then the wet insulation, the ceiling and the framing need drying, because a tarp stops new water and does nothing about what is already inside.
Take pictures of the roof from the ground, the ceiling stains from inside and any debris before it is hauled away. If the loss comes from a storm, your adjuster will want the story in order.
Sump pumps and drains on clay
Where water sits on clay, a sump pump is often the right answer, and the pump is only half of it. A pump needs a discharge line that carries water well away from the house and a backup in case the power fails during the same storm that fills the pit. The pit itself should be clean. Silt from a neighbor's construction can clog a basin in a single season. If you have a pump, test it by pouring a bucket of water into the pit before the wet months begin.
Freezing weather in the north end of the county
The coldest morning we have a reading for in this region was 7 degrees at Cartersville on December 24, 2022, according to the National Weather Service table. Adairsville is a few miles north of there. The frozen and burst pipe page covers what to do first, and the checklist is worth printing before the next cold snap.

Storm and Flood Cleanup Cost in Adairsville, GA
Cleanup cost follows what the water touched. Drywall is the cheap material. Plaster, common in older buildings, runs to the high end of any chart. Carpet and hardwood sit in between. A storm that damages many buildings at once can stretch schedules too. The chart is planning ranges, not a quote; for a real number, call for an on-site assessment.
| Work | Planning range |
|---|---|
| Water extraction, clean water | $3.75 to $4.25 per sq ft |
| Water extraction, gray water | $4.10 to $6.50 per sq ft |
| Drywall replacement | $1.50 to $3.00 per sq ft |
| Carpet replacement | $4.75 to $10.50 per sq ft |
| Plaster restoration | $6.25 to $18.75 per sq ft |
| Hardwood floor restoration | $10.00 to $15.00 per sq ft |
Questions from Adairsville homeowners
- Will insurance cover a tornado or wind loss?
- Many homeowners policies cover wind, and flood is usually a separate policy. Policies differ, so call your agent before you start repairs.
- Is it safe to stay in the house with a tarped roof?
- Check the ceilings first. A bulge in the drywall is trapped water, and wet insulation above it is heavy. Stay out of that room until it has been drained.
- Does limestone under town mean sinkholes under my house?
- For most homes, no. The everyday problem is slow drainage through clay. A yard that sinks or a slab that cracks after a wet year is worth a professional look.
- What should I photograph after a storm?
- The roof from the ground, every ceiling stain, wet insulation if you can see it, and the debris before it is hauled away.
